This is the basic menu for the 3000 plus Founding Father Investor Owners Property Owners Assn
 who own 1 phase one lot Plus they own 1/3000+ ownership in B,C,D,E,F and G facilities.
If they are an Investor-Owner in a CGA lot ( Items 4 or 5) they are CGA members and equally 
share in the cost of common areas and amenities and their Convenience Center. ( item A)
The Investor- Owners are equal members of the Property Owners Assn (POA) of 3000 + owners.
Note: The Initial Investor-Owners are listed as Founding Fathers or FF shown below.

3. Phase One FF 500 units per 3000 homes for RV-PT, MH & Modulars $30K to $40K

A. Phase One FF 1 unit per common green . CGA Double or triple Wide Manufactured Convenience Center.  Located at the end of the common green on a lot 70ft by 100 ft. Has doors to the rear yard for nursery,   child care teens and pets. The convenience center is used for mail deliveries, computer center, security,     parties and slumber parties, activities, dinning, child care, and dog sitting. The type of center    may go from a simple double wide to a Super Concierge Triple Wide. In addition the CGA should have a    storage- Maintenance shed at the other end of the common green. The CGA can own their own Solar Power    Company with backup generators. The cost is under written by 50 to 90 homeowners around the common green.  

B. Phase One FF 1 Building. Hi-density basic Hostels ( replicate as needed) 40’ x 60’ bldg in Themed
  Village Area (rent or lease not to exceed 15% of their monthly income, Habitat tradeoffs)

  Area for Families, Adults & Youth (rent or lease, not to exceed 25% of their monthly income or Habitat tradeoffs)    Owned and managed by the POA 3000 plus members
D. Phase One FF 1 Building Concierge Hostels ( replicate as needed) 40’ x 60’ bldg in Themed Village Area   (rent or lease, or Habitat tradeoffs ) not to exceed 25% of their monthly income.

E. Phase One FF Village RV Park with 400 sites ( expandable to 900 sites)
  Sites are at a 60 degree angled entry to street and ½ the sites are
  trailer pull through and the other half are back to back. (rent lease, or Habitat Tradeoff)

F. Phase One FF 16 Small 12 x 24 Retail Shops wooden buildings in Village Center.

PHASE TWO - requires POA vote to proceed with projects 6,7,8,9, and 10 below:

6. Phase 2 or 3 200 units per 3000 homes. Homes, Apartments or Condos $100K to $200K.
  Phase 3 or 4 Hi-Density apartments or condo units from 3rd floor up in Parkway Buildings .
 Flanked by monorails or trains ( housing + transportation SB 827) Rent, lease, or Purchase.
Impact fees $4. Per sq foot $29K down and $ 570. Per month

7. Phase 2 or 3 120 units per 3000 homes. Conventional Home Subdivisions $200K to $300K 
  $44,000 down and $1137.per month Impact fees $5.50 per Sq foot
8. Phase 2 or 3 60 units per 3000 homes. Conventional Home Subdivisions $300K to $400K
  $63,000 down and $1400.per month Impact fees $6.50 per Sq foot
9. Phase 2 or 3 30 units per 3000 homes. Conventional Home Subdivisions $400K to $600K
  $104,000 down and $2,000 per month Impact fees $7.00 per Sq foot
10. Phase 2 or 3 10 units per 3000 homes. Above $600K + Up scale Productive Estates
  with large RV garage with 16 to 20 foot widths. On 1/2 acre plus. Includes 2 extra RV Pedestals

I. Phase 3 or 4 FF 1 only Custom built Victorian with an adjacent 40 x 60 kitchen and recreation hall.
  The revised Victorian has 9 bedroom 5 bath 2 story is the Marquee Project 
  3000 plus Founding Fathers POA Priority use. (rent lease, or Habitat Tradeoff)  
  Owned and managed by the POA 3000 plus members.
  This magnificent project is located in the park and or 9 hole golf course at the entry to the 
  Themed European Village. It offers upscale Victorian B & B rooms for special guests or some for use
  by POA Founding Families. This incredible plan allows Concierge Services to POA Founding
  Families when they come to the Village Center. Some of the Concierge Services are:
